What It Is

We lease your property. You get the rent.

Guaranteed Rent is a commercial lease agreement between the landlord and Beyond Stays. We take on the property for an agreed term, typically three to five years, and pay you a fixed monthly rent that arrives on the same date, every month, whether the property is occupied or empty.

We manage the property as an operational asset. In most cases that means repositioning it as short-let and corporate housing, which is what justifies the premium we can pay above the standard assured shorthold market rent. Distribution, guest handling, cleaning, and turnover are all our responsibility.

The landlord's relationship is with us, not with tenants. No calls at 11pm about a boiler. No tenant disputes. No void periods to explain to your accountant. One counterparty, one contract, one payment date.

Guaranteed Rent is a fundamentally different product to management. Under management, you own the operational risk and pay us a fee to run the property. Under Guaranteed Rent, we take on the operational risk in exchange for the upside. The commercial lease we sign gives you the fixed monthly rent as a legal obligation, not a management commission.

What landlords ask us.

How long is the typical agreement?
Three to five years is standard. We can go shorter for a proof-of-concept property, but longer terms unlock stronger rent offers because they justify the setup investment we make.
What happens at the end of the term?
Two paths. Renew for another agreed term, or we return the property in the condition set out at the start. Whichever you prefer.
Who pays for repairs?
Standard wear and tear is on us. Structural, major mechanical, and anything landlord-side under a standard commercial lease remains with you. We agree the specific split in writing before signing.
What if you can't rent the property?
You still get paid. That's the point of Guaranteed Rent. The operational risk sits with us. Void periods are our problem.
Can I get access to the property?
Yes, on notice. It remains your asset. We arrange access windows that work around guest bookings.
How do you underwrite the rent offer?
We benchmark the property against comparable Manchester stock using ADR and occupancy data from PriceLabs, adjusted for the specific submarket and property type. The offer sits at what we can profitably pay after our operational costs.
