Referral Programme Terms

Eligibility

The referral programme is open to:

• Existing Beyond Stays clients
• Professional introducers (letting agents, financial advisors, property sourcers, other property managers passing on out-of-area enquiries)
• Members of the public who know a landlord and choose to refer them

You do not need a formal relationship with Beyond Stays to make a referral. You must be at least 18 years old and legally able to receive payment in the United Kingdom.

What counts as a successful referral

A referral is successful when:

• The referred landlord is a real, third-party landlord (not you, not your business, not a family member you have common financial interest with)
• The landlord signs a written service agreement with Beyond Stays Group (Management Only, Guaranteed Rent, Block Management, or any other service we offer) within 12 months of your referral submission
• The service agreement completes at least one full month of active engagement (this protects both parties from short-lived signings)

The referred landlord must not already be in active contact with Beyond Stays Group at the time of your referral. If we can show we were already in conversation with them or that they had contacted us directly, the referral is not eligible.

Referral submission

To submit a referral, complete the form at beyondstaysgroup.co.uk/referral-programme. You will need to provide:

• Your name, email, and phone number
• The landlord's name and best contact method
• The property location
• Optional context about how you know them or what they are looking for

By submitting a referral you confirm you have either explicit permission from the landlord to share their details, or an existing relationship with them where introduction is reasonable and welcome.

Referral bonus

For each successful referral (as defined in section 02), Beyond Stays Group pays you £1,000. This bonus is:

• A single flat payment, not a percentage or ongoing commission
• Paid per landlord, not per property (multiple properties from one landlord equals one bonus)
• Fixed at £1,000 regardless of the service the landlord signs for or the scale of their portfolio

How and when you get paid

Payment is made by UK bank transfer within 14 days of the referred landlord completing their first full month of active engagement. We will contact you before payment to confirm your bank details.

If we cannot reach you for payment details within 90 days of a successful referral becoming eligible, we reserve the right to consider the referral abandoned.

Multiple referrals

There is no limit on the number of referrals you can submit or the number of successful referrals you can be paid for. Each successful referral is treated independently.

If two people refer the same landlord independently, the earlier submission wins. If both refer within 24 hours, we may split the bonus at our discretion (typically £500 each).

Exclusions

The following do not count as successful referrals:

• Referring yourself or your own property
• Referring a company, entity, or business you control or have material ownership in
• Referring a family member with whom you share financial interests
• Referring someone Beyond Stays is already in active contact with (evidence: emails, WhatsApp threads, or existing enquiries)
• Referrals that never sign a service agreement within 12 months
• Referrals that sign but cancel within the first month
• Referrals connected to any fraudulent misrepresentation or abuse of the programme

Our right to verify

Beyond Stays Group reserves the right to verify the eligibility of any referral before making payment. This may include:

• Checking our existing enquiry records
• Contacting the referred landlord to confirm the referral relationship
• Requesting additional information from you to verify eligibility

If a referral does not meet these terms, we will explain why and no bonus is payable.

Tax

The £1,000 referral bonus is your responsibility to declare for tax purposes if applicable. Depending on your circumstances, it may need to be reported to HMRC as miscellaneous income. Consult your accountant if unsure. Beyond Stays Group does not deduct tax at source from the bonus payment.

Changes and contact

Beyond Stays Group reserves the right to modify or terminate the referral programme at any time. Changes apply prospectively (they do not affect referrals already submitted). Termination does not affect eligible referrals already in progress.
